Where turnover is steady enough that something is always going out, a container on an open-ended rental stops you paying delivery per unit. It also gives maintenance somewhere to put the old vanity at four in the afternoon.
The thing nobody has dealt with
The basement storage room, the shed behind the parking area, the pile in the common hallway that predates you. These are volume jobs rather than turnover jobs and are worth quoting separately, because they are usually bigger than they look.
Crew or container, decided by turnover rate
For a single unit the crew wins on nearly every count: no delivery to schedule, no driveway occupied, no loading by your maintenance staff. Volume pricing means you pay for what leaves rather than for space you did not use.
The calculation flips once several units move in the same stretch. A 20-yard container at $705 carries 2 tons included and can absorb several turnovers before it goes, and on an open-ended rental you decide when that is. Past the included tonnage, weight bills at $0.13/lb — worth watching if the units are producing tile and plaster rather than furniture.

Budget for the banned items, because they recur
Turnovers produce the same short list of items every time, and it happens to be the list the state will not let anyone landfill: mattresses and box springs, televisions, refrigerators and AC units, tires. They carry separate handling as a consequence of the disposal rules rather than as a markup.

Do you handle turnovers on short notice?
That is the shape of the job. A unit is empty on Saturday and needs to be showable on Monday, and the leftovers are whatever the last tenant decided not to take. Text the unit and what is in it and we will price it against a photo.
Can I keep a container on site permanently?
Open-ended rental is the closest thing — $16/day after the first 3 days, with pickup or a swap when you call it. On a property with steady turnover that is usually cheaper than booking a term per unit and paying delivery each time.
Who do I actually deal with?
Leo, who owns the company. For a manager running several properties that matters more than it sounds — there is no ticket queue, and the person who answers is the person who can commit a truck.
Do you provide a certificate of insurance?
Yes, on request. Full liability and workers' comp on every job, and the COI can be on file before the first visit if your owner or management company requires it.
What about the items tenants leave behind?
Mattresses, TVs and fridges, which are exactly the items the state bans from ordinary disposal and which therefore carry separate handling. On a turnover that is predictable enough to budget for rather than be surprised by.
Can you clear a common area or a basement storage room?
Yes. Shared storage is usually a bigger job than any single unit because nobody has owned the decision to empty it for years. It prices by truck volume like anything else.
