Empty by the photo date

A pre-listing clear is not really a junk removal job. It is a deadline with furniture in it — the photographer is booked, the seller may be three states away, and the house has to read as a house rather than as somebody's storage.

Why the listing window changes the answer

On most cleanouts the customer picks between a container and a crew on cost. In a listing window that choice is already made, for two reasons that have nothing to do with price.

Nobody is going to load it. A container is cheaper per cubic yard precisely because you supply the labour over several days. There are no several days, and the seller is not doing the lifting.

A container is in the photographs. It sits in the driveway, in the frame, in the first image a buyer sees. A crew arrives, loads and leaves, and by the afternoon the only evidence is an empty room.

Price it before you promise a date

Send photos room by room and we quote a flat number against them. That matters more for an agent than for a homeowner, because you are committing to a timeline in front of a client and a range is not something you can put in an email.

Access, not attendance

Somebody has to let us in. Nobody has to stay. On an out-of-state seller that distinction is the whole job, and it is why photo-based quoting exists rather than an in-person walkthrough for everything.

Cleared, then swept

Sweep-up at the end of every job is included rather than an upsell. A room that is empty but still gritty photographs badly, and you would only be calling someone else to finish it.

Donation routing on the usable half

A property clear usually contains furniture that is genuinely fine. Routing it for donation rather than to landfill is both the better outcome and the cheaper disposal stream.

What it costs

Truck volume, flat rate, quoted before we start. A light clear of one or two rooms sits at $165 – $325. A couple of rooms plus a garage corner runs $490 – $650. Most of a property is $815 – $975, and a full house clear is $1,140 – $1,300.

A handful of items carry separate handling because the state bans them from disposal — mattresses, TVs, fridges and AC units among them — so it is worth mentioning those when you send the photos rather than discovering them on the day.

How fast can you clear a property before photos?

Text the address and a few photos and we will come back with a flat price, usually the same day. Scheduling depends on the week, but the quote does not — you will know the number before you commit a date to the seller.

Can you work from photos if the seller is out of state?

Yes. A handful of photos per room is enough to price a truck-volume job. Someone needs to give us access on the day, but nobody needs to stand in the house while we load.

What do you do with anything still usable?

Usable furniture is routed for donation, electronics go to certified recyclers and metal goes to scrap. Donate first, recycle second, landfill last — on a pre-listing clear that also means less of the load is billed as mixed junk.

Do I need a container or a crew?

A crew, almost always. A container only pays off when someone is filling it over several days, and nobody is doing that in a listing window. Truck-volume junk removal runs from $165 – $325 for a light clear up to $1,140 – $1,300 for a full property.

Will a dumpster in the driveway hurt the photos?

It will, which is a real reason to use a crew rather than a container on a property about to be listed. If a container is the right call anyway, we place it to keep the front elevation clear and put wood under the wheels so the driveway does not get marked before a showing.

Can you handle the garage and the basement too?

Yes, and those are usually where the volume actually is. The clear price is by how much of the truck fills, so a garage full of paint cans and a basement of furniture price as one job rather than as two visits.
