What you're actually taking down
Typically a slab or frost-wall foundation, wood-framed walls, a truss or rafter roof, and one or two overhead doors. An attached garage shares at least one wall — and often a roofline — with the house.
How it comes apart
- 1Power to the garage killed at the panel, and any sub-panel pulled
- 2Overhead doors, tracks and openers out first — springs are under tension and do not belong in a pile
- 3Roof taken down before the walls, so nothing is standing under a load it was not framed for
- 4Walls down in sections; for an attached garage the shared wall is cut cleanly and left structurally sound
- 5Slab out or left in place, your call, priced separately
- 6Debris loaded as it comes down rather than stockpiled
Where the debris goes
Framing, sheathing, roofing and door panels. Landfill-bound.
Door tracks, springs, hardware and any steel framing, separated for scrap.
Slab and frost wall if they come out, handled as a separate stream from the framing debris.
Access we need
Room to bring a machine alongside the structure and a spot for the truck. Garages on tight urban lots or behind the house often mean hand-demo for part of the job, which we flag on the walk-through rather than after.
